General Terms and Conditions for Holiday Home Rentals
1. Conclusion of the contract
The reservation contract is concluded as soon as the offer is made and the accommodation is booked. This can be done in writing, verbally, by telephone or electronically (email).
2. Fulfillment of the contract
By concluding the reservation contract, both parties are obliged to fulfill the contract, regardless of the duration for which the contract was concluded. The contract is fulfilled by the landlord by providing the accommodation if this has already been promised.
3. Pricing
The rental prices (see offer) include final cleaning and energy. They refer to the number of people specified. Additional services (e.g. parking of vehicles) are not included; they are agreed separately or can be found in the information booklet in the respective accommodation. The prices apply according to the number of people specified in the offer. If this number is exceeded, the landlord is entitled to charge the tenant additional costs.
4. Payments
Upon receipt of the booking confirmation, 10% of the rental price is due as a deposit. The deposit will be credited towards the total price. If the deposit is not received within 10 days of the date of the booking confirmation and no payment is made even after a request with a deadline, the landlord is entitled to terminate the contract without notice and cancel the booking. The remaining amount must be paid into the specified account 4 weeks before arrival. For short-term bookings - if there are less than 14 days between the booking date and arrival - the full travel price must be transferred, unless otherwise agreed.
For bookings abroad, individual offers and payment terms apply, with immediate payment of the total amount.
5. Withdrawal and compensation
If the guest withdraws from the contract after booking and the accommodation cannot be rented out by the landlord, the tenant is liable for damages amounting to 50% (cancellation up to 21 days before arrival) or 80% (cancellation from 20 days before arrival) of the rental price for the period that cannot be rented out. The reasons for the cancellation are irrelevant. Therefore, taking out travel insurance is recommended. The landlord is required to rent out unused accommodation to other guests if possible in order to avoid losses. Any deposits made will be offset against the cancellation costs, any resulting credit will be refunded or any additional charges will be charged.
The landlord can cancel the contract up to 21 days before arrival if an equivalent alternative offer is made. If the cancellation occurs after 20 days before arrival and no equivalent alternative offer is made, the landlord is obliged to pay compensation (payment for equivalent accommodation). If the landlord is neither intentional nor grossly negligent (in particular force majeure), claims for damages are excluded.
6. Miscellaneous
Pets can be brought along upon request.
Firewood must be provided by the customer themselves. If the existing firewood is to be stored in the garden, a charge of 120 euros will be made for each meter of wood.
Non-smoking regulations: The house is non-smoking, smoking is permitted on the terrace. In the event of a violation, the tenant agrees to pay a flat rate of 500 euros.
7. Acceptance of the Terms and Conditions
By confirming the booking, the guest accepts these terms and conditions.
8. Severability Clause
Should one or more provisions of these general terms and conditions be invalid, the remaining provisions shall remain unaffected. The general legal provisions shall apply instead of the invalid provisions.

1. Formation of Contract

The rental rates (see offer) are inclusive of final cleaning and energy. They refer to the number of persons given. Fringe benefits (eg. As parking of vehicles) are not included, they are agreed separately and can be found in the information booklet in the respective accommodation. Prices are according to the number specified in the offer. If this number is exceeded, the lessor is entitled to charge the tenant more costs.
4. Payments
Upon receipt of the reservation confirmation 10% of the rent as pre-payment. The deposit will be deducted from the total price. Is the down payment is not made within 10 days of the date of the booking confirmation, and no payment is made and when prompted with a deadline, the lessor is entitled to terminate the contract without notice and cancel the reservation. The balance is payable 4 weeks before arrival at the named account. For last minute bookings - if there are less than 14 days between booking date and arrival - the travel price to be paid in full, unless agreed otherwise.
For international bookings to individual offers and payment deadlines apply, with immediate payment of the total amount.
5. Withdrawal and damages
The guest withdraws from the contract after booking, and the accommodation can not be forgiven by the landlord otherwise, there is an obligation to pay damages by the renter in the amount of 50% (of charge until 21 days before arrival) and 80% (cancellation from the 20th day before arrival) the rental rate for the non-rentable time. Reasons for the cancellation are irrelevant. Therefore, the conclusion of a travel insurance is recommended. The landlord is obliged to assign unused accommodation wherever possible otherwise to avoid failures. The contract may be canceled by the landlord up to 21 days before arrival if an equivalent replacement offer is made. 6. Other
Pets are welcome by arrangement.

Non smoking policy: The house is a Non smoking, smoking is allowed on the terrace. Contravention of the tenant's true now lump to a payment of 500 euros.
7. Recognition of Conditions
By confirming a reservation the guest accepts these terms and conditions.
8. Severability
The remaining provisions of the invalidity If one or more provisions of these terms and conditions be invalid, this shall not be affected. Instead of the invalid provisions, the general statutory provisions apply.
